Everyone Has an Opinion About Buying Your First Home. You Need a Number.

The internet says you need 20% down. Your coworker says your credit’s not good enough. Somebody’s uncle says wait for rates to drop. Meanwhile, you’re still renting. Fill out the form and instead of opinions, you’ll get your free First-Time Buyer Game Plan:

  • Your number — the price range you actually qualify for, not a guess
  • Your real monthly payment — with your area’s taxes and insurance baked in, not the lowball number online calculators show you
  • Your down payment — probably way less than you think. Some first-time buyers put zero down.
  • Your next three moves — whether you’re buying next month or next year

Get Your Free Game Plan

60 seconds. No hard credit pull. The worst thing that happens? You finally know where you stand.

Please fill in the fields marked in red.

Got it — you’re in.

I’m reviewing your info personally and will reach out within one business day to start your Game Plan. Keep an eye on your phone and email.

Here’s What Happens After You Hit the Button

No spam folder full of rate sheets. No call center. Three steps, and you’re done guessing.

1

Your form comes to me — not a queue

I’m Channing. I read it myself and text or call you within one business day, whichever you prefer. That’s the whole “process.”

2

We talk like normal people

15 minutes about your income, your savings, and what you want. You ask the “dumb” questions — they’re not dumb, and I’ve heard them all. I answer in plain English.

3

You get your number, in writing

Price range, monthly payment, down payment options, next steps. Not ready to buy yet? The plan shows exactly how to get ready — and I’ll check in along the way.

Don’t Take My Word for It

The Questions You’re Already Googling at Midnight

Is filling out the form a mortgage application?

No. The form just tells me where you’re starting from so I can build your Game Plan. There’s no application, no commitment, and no obligation to move forward with anything.

Will this affect my credit score?

No. The form itself doesn’t touch your credit. And when we do check credit, we always start with a soft pull — the kind that doesn’t affect your score. You’ll never get surprised by a hard inquiry.

Do I really need 20% down to buy a house?

No — that’s one of the biggest myths in home buying. FHA loans start at 3.5% down, conventional loans as low as 3%, and VA and USDA loans can be zero down for eligible buyers. Your Game Plan shows which options fit you.

What credit score do I need to buy my first home?

Lower than most people think. There are loan programs for scores in the low 600s, and sometimes below. If you’re not sure where you stand, pick “Not sure” on the form — figuring that out is part of the plan.

How fast will I hear back?

Within one business day. Your form comes directly to me, not a call center, and I’ll reach out by call or text to get started.

What if I’m still 6–12 months away from buying?

That’s actually the best time to start. Your Game Plan will show you what to work on now — credit, savings, debt — so that when you’re ready, you’re not scrambling. Buyers who plan ahead close smoother.

You’re One Form Away from Knowing.

One form. One conversation. One clear answer about your first home — instead of a hundred opinions.
